When renting a property be prepared with the following basic documentation to be presented with the offer:
- Basic Information (A simple form will be emailed or given to you to be filled out)
- Last 3 Paystubs (If you are self employed: last 3 bank statements showing bank deposits)
- Copy of Driver License
- Credit Score (Some landlords accept "Credit Karma/Credit Score" and/or Credit Score/from your Credit Card - screen shot.)
(*) Further documentation can also be required by the Landlord.
(**) If you have an Emotional Support Animal you also need to present with the offer a Letter from a Licensed Professional.
Some Landlords also ask for:
- Complete Credit Report
- Criminal Record
- Eviction Report
- Some Landlords are also requiring Letter from previous Landlord informing history of rent payment
Be aware that when you rent a property inside a Condominium and/or Homeowners Association (HOA) the following apply:
- Application and Approval may be required. If required you only can move to the property after the Association Approval.
- Associations charge Application fees (amount vary).
- Some Associations also require Association Security Deposit (amount vary).
- Before renting a property in an Association be aware that each Condo and/or HOA have Rules and Regulations that you need to follow.
- You can contact the Management Company and/or the Property Manager of the Association to ask questions about the Rules and Regulations before you submit an offer. (Ask about number of parking spaces, if pets are allowed, if there is minimum of credit score requirement, etc...)
